Default Tree Peony

Last summer I collected seeds from my Tree Peony and stored the seeds in the freezer. I'm presoaking for 24 to 48 hours. I just finished watching a video and glad I did because I was going to plant them in a seed pod and put them on the heating pad. I discovered that I should plant them in a 50/50 mix of seed starting soil and vermiculite and they should be kept cool to germinate. If I'm lucky and get them to germinate I will probably have to keep them in air conditioned house till fall. My question is whether anyone has started Tree Peonies from seed and have suggestions? Thanks in advance for any information you may pass on.
